Rubin Residence, 50-Apartment Residential Building

Rubin Residence, scheduled for completion at 31 Dohány Street by the end of 2027, is a modern residential building comprising 50 apartments in central Budapest. The project aims to create a high-quality, premium residential building that provides modern homes of lasting value within the dense urban environment of District VII.

CÉH zRt. is involved in the project through technical supervision and design review services. Throughout our work, we continuously monitor whether construction is progressing in accordance with the designs, the applicable regulations and the contractual requirements. The assignment also includes technical supervision of the building, mechanical and electrical disciplines, making coordinated cooperation between the different disciplines a key priority throughout the project.

One of the project’s most important characteristics is its city-centre location. Construction must be organised with due consideration for the limited site conditions, the surrounding buildings and urban traffic. CÉH supports this through a continuous on-site presence, regular coordination meetings, and the consistent monitoring of construction processes and technical compliance.

The premium technical specifications of the development and its modern building-services solutions also require particular attention. The use of digital design documentation and electronic document management supports the transparent handling of changes, inspections and interdisciplinary coordination.

The delivery of Rubin Residence contributes to the renewal of Dohány Street and the wider city-centre environment. The project creates new, high-quality apartments in a well-connected urban location, while its modern, energy-efficient technical solutions will also provide long-term value during subsequent operation.

The Rubin Residence project at 31 Dohány Street is being implemented thanks to an equity investment awarded under the Lakhatási Tőkeprogram, contributing to the expansion of Budapest’s modern housing stock. We are working in cooperation with Innova Ingatlanalap as the developer and the ÉPKAR Group as the general contractor. K-arc Kreatív Műhely Kft. is involved in the design.
