Elysium Residential Park Budapest
The Elysium residential development was constructed in Budapest’s District II on the site of the former SZOT hotel, which had stood unused for many years. The objective was to replace the technically obsolete building at a prominent location on Rózsadomb with a residential development responding to the scale and green character of the hillside.
A total of 97 apartments were created on the site of more than two hectares. The massing, terraced configuration and positioning of the building allow every apartment to have views towards the Danube and key elements of the Budapest cityscape. Large private terraces form an integral part of the homes.
Protection of the Molnár János Cave system beneath the site was a particular consideration during design and construction. Demolition of the former hotel and the foundations of the new building had to be planned without endangering the sensitive geological environment. A significant proportion of the mineral demolition material was sorted, crushed and reused on site.
More than seventy per cent of the plot remains landscaped. The garden, organised around the existing mature trees, includes walking and running routes, relaxation areas and a playground. Vehicles are accommodated in a two-level underground garage built into the hillside.
The residential functions are complemented by wellness and fitness areas, saunas, yoga and massage rooms, communal spaces, laundry facilities, a car wash and concierge services. Smart-home systems allow residents to control lighting, shading, heating, cooling and ventilation, while the common technical systems are managed through a central building-management system.
CÉH zRt. provided design and project management services covering several stages of the development. Our work extended from permitting documentation to demolition, tender and construction documentation, sales drawings and as-built plans. BIM-based design also supported coordination between the architecture, structures and specialist building systems.
