Ráday Street Residential Building

The development at 42–44 Ráday Street aims to transform an existing office building into a modern residential building. The investment will include 88 apartments, typically one-bedroom units with an average floor area of 48 m², 92 parking spaces, and two ground-floor rental units: a catering unit and an office. The investor of the project is OTP PRIME Real Estate Investment Fund; CÉH zRt. is involved in the implementation by providing technical supervision and project management services.

The professional complexity of the project lies in the fact that the building is undergoing an almost complete demolition and reconstruction process: the existing reinforced concrete load-bearing structure will be retained, while the building will receive a new function, a new façade, and modern technical systems. The contours of the floor slabs will be modified with minimal cutting and additional concreting, while the new façade will be complemented by a steel structure and prefabricated balcony slabs. The development also includes the installation of a new transformer, the replacement of the existing garage waterproofing, and the conversion of the lift shafts, enabling the installation of a larger lift.

The task of our technical supervisors and project management team is to coordinate the investor’s, designers’ and contractor’s requirements during construction, monitor technical compliance, and support decision-making under continuously changing on-site conditions. The work requires particularly strong interdisciplinary cooperation: the coordinated presence of the architectural and structural, mechanical, and electrical engineering disciplines is essential for the safe and professional implementation of the conversion.

The inner-city location is a major challenge in itself. The narrow, one-way environment of Ráday Street provides limited logistical flexibility, while the operation of the neighbouring nursery requires construction activities to take special account of reducing noise and dust impact, respecting children’s nap times, and ensuring safe access for children. The actual conditions uncovered during demolition, which differ from the 1991 construction plans, require further design coordination. For this reason, one of the key factors of the project is fast, precise, and professionally grounded coordination.
