IKEA Store, Soroksár
The IKEA store in Soroksár was developed as the company’s third Hungarian location and, at the time of its opening, its largest store in the country. The 34,000-square-metre building brings together the complete IKEA customer journey, including showrooms, the market hall, self-service warehouse, logistics areas, restaurant and customer services.
The development was completed within approximately eighteen months. Nearly 2,000 people worked on the construction at different stages, with 23 separate contractors responsible for the various packages. Coordinating the structural, specialist, technological and retail fit-out works taking place in parallel required complex on-site management.
The customer areas follow the traditional IKEA shopping route. The furniture showrooms lead to the market hall for smaller products and then to the self-service warehouse. Goods movements, customer circulation and product replenishment had to be organised to maintain clear and safe operation despite the large scale of the store.
Energy efficiency and environmental solutions played a prominent role in the development. A geothermal system provides a substantial proportion of the building’s heating and cooling, while photovoltaic panels installed on the roof generate electricity.
Collected rainwater is used for purposes including toilet flushing. A protective woodland planted between the store and the motorway helps reduce environmental impacts and strengthens the landscaped system of the site.
Charging points were installed for electric vehicles, while cyclists were provided with bicycle parking and a service point equipped with basic repair tools. The traffic design required coordinated management of cars, pedestrians, cyclists and delivery vehicles.
CÉH zRt. provided site management, project management and technical supervision services. A central part of our work was coordinating the activities of the 23 contractors, managing work areas and deadlines, and continuously resolving technical matters on site.
Through technical supervision, we monitored compliance with the design and IKEA’s common technical requirements, the quality of installed structures and systems, and preparations for handover and the opening of the store.
