: CTPark Szigetszentmiklós – Tesco Logistics Centre

CTPark Szigetszentmiklós is a logistics park under development on an approximately 60-hectare greenfield site near Budapest’s M0 motorway. Its first two buildings comprise a national distribution centre of almost 97,000 square metres and a further logistics hall of approximately 20,000 square metres.

The larger building was developed to serve Tesco’s retail network throughout Hungary. The complex, which is almost 800 metres long, accommodates storage zones operating at different temperatures, dry-goods areas, order-picking facilities and supporting functions.

The temperature-controlled areas include an approximately 17,000-square-metre, 1 °C warehouse constructed as a building within the main hall, together with a roughly 14,000-square-metre area maintained at 12 °C. A further dry-goods warehouse of nearly 17,000 square metres is located at the end of the building.

The logistics centre can serve 203 docked trucks simultaneously. Its supporting facilities include a water-recycling truck wash, vehicle and forklift maintenance areas, a fuel station and electric charging points. The scale of the development and its different temperature zones required close coordination between internal goods flows, docking operations, traffic and the building-services systems.

A 3.75 MW photovoltaic system comprising 8,620 solar panels was installed on the roof. The main building has an A energy rating and a BREEAM Excellent certification. Water management is also supported by a well used for irrigation and the water-recycling system of the truck wash.

CÉH zRt. provided project management and technical supervision services. Our responsibilities included supporting coordination of the large-scale construction and technology works, monitoring technical content, quality and scheduling, and professionally following the handover process.

The distribution centre was completed in November 2024 and became fully integrated into Tesco’s nationwide supply system in March 2025.
