Rossmann Logistics Centre, Üllő

The logistics centre in Üllő was developed as a build-to-suit facility serving Rossmann’s retail network in Hungary. Located on a site of almost 120,000 square metres, the development centres on an approximately 32,000-square-metre warehouse, complemented by specialised picking, office and service areas.

The investment was undertaken by OTP Ingatlanbefektetési Alap and developed by Panattoni Hungary. The building was configured around Rossmann’s national distribution model and the requirements of its automated internal logistics technology.

A defining element of the warehouse operation is the three-level picking tower, which covers approximately 10,800 square metres. A total of 42 docking gates serve incoming and outgoing goods. The site layout also allows for a future extension of approximately 10,000 square metres.

The scale of the safety systems reflects the capacity of the facility. More than 27,000 sprinkler heads were installed, supported by a firefighting water capacity of 3,600 cubic metres. Fire protection, warehouse technology and building services had to be closely coordinated with the automated material-handling systems.

The development follows the requirements of the BREEAM Very Good rating. An approximately 280 kWp photovoltaic system was installed on the roof, while landscaped areas account for 47 per cent of the site. These measures help reduce the environmental impact of a large, energy- and land-intensive logistics operation.

CÉH zRt. provided project control services on behalf of OTP Ingatlanbefektetési Alap. Our responsibilities included representing the owner’s interests and monitoring the contractual performance of agreements concluded by the client.

Our work covered cost and schedule monitoring, project-risk analysis, regular reporting and technical preparation of owner decisions. This provided the investor with a continuously updated and transparent view of progress, changes and their expected consequences.
